3D apartment renders for developers · Slovakia

Sell apartments that aren't built yet.

Buyers can explore them today — on a phone or a computer, without an app. From your floor plan we create an apartment that looks like a photograph.

Launch offer until 31 December 2026: 30% off your entire first apartment. Send us the floor plan and we'll prepare a quote.

Demo scene · not a real apartment

Starts only when you click. It's about 30 MB, like a few minutes of video. On mobile data, Wi-Fi is better. It's about 30 MB, like a few minutes of video. Loading will take a moment.

The demo scene is furnished with freely available 3D models; the video and images on this page come from it. A full list of authors and licences is in the tour under the link “Zdroje a licencie” (Sources and licences).

What's different

What buyers can't tell from a visualisation

Until the apartment is built, you show it on a drawing and a few images. Buyers have to imagine the rest — and they hesitate over what they can't picture.

Photos and visualisations

A nice image from one angle, chosen by someone else. What's around the corner and how the rooms connect, the buyer has to guess.

360° tours (e.g. Matterport)

They are stitched together from photos of the finished apartment, so they need a completed building — with a new development they only come in at the very end.

Our 3D render

Buyers explore the apartment and it looks like a photograph. A floor plan is all we need, so it works even for an apartment that is still being built.

We don't claim the tour will sell the apartment for you. But it will save you the meeting where the buyer first understands what the apartment looks like.

Illustrative story

An apartment in the second phase, which isn't built yet

Without a tour

  1. Monday

A buyer from Bratislava is looking for an apartment in Prešov. They have a floor plan and three visualisations. They ask whether a wardrobe will fit in the bedroom and whether you can see the kitchen from the living room.

  2. Saturday

They travel to your office. Only when you point at the drawing do they understand, for the first time, what the apartment looks like.

With a tour

  1. Monday

The same buyer receives a link. In the evening they click from the hallway to the bedroom and back and see how the rooms connect.

  2. Tuesday

They know whether the layout suits them. If it does, they get in touch — with questions about price and dates, not about what the apartment looks like.

This story is made up as an example, not the experience of a real client. We are launching the service and don't have references yet.

How it works

You send a floor plan. We deliver an apartment to explore in the browser.

  1. Send us the floor plan

A PDF from the architect is enough. If you have project files too (for example DWG or DXF), send them, along with any details on furnishings and materials.

  2. We model and furnish the apartment

In 3D software, based on the floor plan. We furnish it according to your materials, or design the furnishings ourselves.

  3. We render it and build the scene

We render the apartment photorealistically and assemble the renders into a scene buyers can explore in the browser. It's called 3D Gaussian Splatting: a scene made of a huge number of tiny coloured points that together look like a photograph.

  4. You get a link

Send the link to buyers and put the code on your project website. It runs in the browser, without an app.

We don't need to visit the site — often the apartment isn't built yet. If the project requires it, we'll come. One layout type is usually ready within 10 working days of receiving the materials; we confirm the exact date when you order.

Who it's for

For anyone who wants to see an apartment before they have it

We work with developers most often. But anyone with a floor plan can have a tour made.

Developers

A show apartment without a show apartment. Buyers can explore a layout that is still being built — in the next phase, before completion, even unfurnished. Each layout type from its own floor plan; different furnishings mean a new render, not a new photo shoot.

Real estate agencies and agents

Show even an empty or unfinished apartment furnished, as long as you have the floor plan.

Guesthouses and hotels

Guests can look around the room before they book it.

Apartment and house owners

Not an agency or a developer? From the floor plan of your apartment or house we'll create a tour you can explore yourself, send to your family or use when planning furnishings and renovation.

Who we are

Two founders who do the work themselves

The two of us founded KC Digital. You will talk about your project directly with us, not with a sales department.

Jerguš Karabin

Jerguš Karabin

Founder

Originally a cameraman, he works with image and video. He knows how a space should be shown to catch attention: where to look at it from, what to show first and what to leave out. When you call the number in the contact section, he is the one who picks up.

Nino Cehelský

Nino Cehelský

Founder

Works in digital design and builds websites. From the finished render he builds a tour that opens on a phone and on a computer, and fine-tunes it so that buyers find their way around straight away.

FAQ

What you ask — including what we don't know yet

What do you need from us?

A floor plan — a PDF from the architect is enough. If you also have the drawings as project files (for example DWG or DXF), send those too; working with them is more precise.

If you have materials on furnishings and finishes (visualisations from the architect, choice of flooring, tiles, kitchen), send them as well. If not, we'll design the furnishings ourselves.

We don't need to visit the site. If the project requires it, we'll come.

How long does it take?

One layout type is usually ready within 10 working days from when we have the floor plan and materials. For several types in a project, we agree a schedule. We confirm the exact date when you order — and we'd rather give you one we can keep.

What if we don't like the result?

Tell us what you'd like changed. Two rounds of changes are included — for example a different floor material, different furnishings or wall colour.

Further changes beyond that, or changes to the floor plan itself, we price in advance so nothing takes you by surprise.

Where can the tour be placed?

You get two things: a link that can be sent in a message or by email, and an embed code that puts the tour directly on your project website.

We are still checking whether real estate portals accept embedding, so don't rely on it. The link can always be sent to anyone.

Is this the same as a 360° tour or Matterport?

No. A 360° tour is made from photos of a finished apartment. Our tour is a photorealistic 3D render created from the floor plan.

Matterport scans the apartment with a camera on site, so it needs a finished property. We work from the floor plan — which is why it works even for an apartment that is still being built.

That doesn't mean we have more features: we don't offer distance measurement or a floor plan generated from the tour. If measuring is what matters most to you, tell us — we won't try to talk you round.

Will it look exactly like the finished apartment?

We can't promise that. The tour is based on the floor plan and materials, not on photos of the finished apartment. The layout matches the floor plan; materials and furnishings are as accurate as the materials you provide.

We are still verifying how closely the result matches reality once construction is finished. We don't have references yet.

Can we choose how the apartment is furnished?

Yes. We furnish it according to your materials or our own design. Buyers should be told that it's a furnishing proposal, not what will be in the apartment.

Different furnishings for the same layout type are extra work on our side, not a new photo shoot. We agree the price as part of the project.

Is it a configurator or a complete system for selling apartments?

No. We do one thing: an apartment buyers can explore in their browser. We don't offer a fit-out configurator, reservations or CRM integration.

But you can embed the tour on your project website alongside the sales tools you already use.

Do buyers need an app?

No. The tour opens in the browser like any other web page — one click on the link is enough.

Which devices does it work on?

We have tested it on iPhone 12, iPhone 15 Pro and a Mac. The tour runs in a standard browser, but we don't claim it will work on every phone — on older and less powerful devices it may be slow or may not load.

Data volume is also a factor: the demo loads about 30 MB, so it never starts on its own and we warn you about it on mobile data.

Contact

Tell us about your project. Until 31 December you get 30% off your first apartment.

A few sentences are enough. We'll get back to you, ask for the floor plan and send a quote. We are launching the service and checking with our first developers that it works in practice.

Or directly

If you prefer the phone, call Jerguš Karabin. We are a small company, so the phone is answered by the person who will also work on your project.

The form is sent by JavaScript, which you have turned off. Please write to us directly at the email above or give us a call — it's the same, just without the form.
